Five homes were affected by a fire which spread from garden fencing in Chelmsley Wood on Sunday evening.
West Midlands Fire Service was called to Winchester Drive at around 8.31pm after a fire broke out in fencing between two properties.
The flames quickly spread to external wooden cladding before entering the first and second floors and roof space of one of the homes.
Three people escaped the worst-affected property before firefighters arrived and were assessed by ambulance crews. They did not need hospital treatment.
Four neighbouring homes were also affected by smoke, with firefighters carrying out checks before residents were allowed to return.
Seven fire crews attended the incident and tackled the blaze using hose reels and a covering jet, with the fire confirmed to be out at around 10.25pm.
The roof of the fire-damaged property was deemed unsafe following the blaze.
A structural engineer was due to assess the roof on Monday morning, while firefighters worked alongside Solihull Council to establish how the property could be made safe.
Crews remained at the scene overnight to monitor the property for hotspots.
West Midlands Fire Service said the fire was brought under control without anyone requiring hospital treatment.
